What Happens During a Professional Mini Split Cleaning?

Professional mini split cleaning involves much more than rinsing washable filters. Most contamination develops behind the front cover—on the blower wheel, evaporator coil, and drain pan—where homeowners cannot see it until airflow drops, cooling weakens, or a musty odor appears.

Here is what a typical residential or light commercial cleaning looks like.

  1. Inspect the System

    We start with the indoor unit still assembled. That means checking the mounting, looking for water stains on the wall or floor, noting odors, and listening to the blower. Weak airflow, a noisy wheel, or a musty smell usually points to buildup inside the unit rather than a problem at the outdoor condenser. With the cover off later, we also inspect the blower wheel, evaporator coil, drain pan, and drain line for dust, biofilm, and drainage issues.

  2. Protect Your Home or Business

    Before anything comes apart, we protect surrounding walls, flooring, furniture, and finishes. Cleaning involves rinse water and solution, so plastic sheeting, absorbent pads, and a collection bag or tray keep runoff off drywall, baseboards, and finished floors.

    The front cover comes off and the filters are removed. Washable filters catch a fair amount of dust, but rinsing them alone is not a complete mini split cleaning.   5. Flush the Drain System

    The drain pan and drain line are cleaned and flushed, then checked for proper flow. A restricted drain is one of the most common reasons a mini split drips from the indoor head. Clearing the line and confirming drainage helps prevent overflow onto the wall once the system goes back into regular use.

  6. Reassemble and Test

    Washable filters are cleaned and reinstalled, the unit is reassembled, and the cover is secured. Before we leave, the system is powered up and checked for airflow, unusual sounds, cooling or heating operation, and normal drainage.
